There has been bit of a shift in the real estate market in Coeur d’ Alene, Idaho region. Now I am not saying that there is a burst in North Idaho real estate market but there is a change that has started.
With that change it is even more crucial now to price your home right as a seller.
-Sellers are not able to overprice their home and get it sold.
-Buyers now are not as willing to waive inspection contingencies and appraisal contingencies.
-Also buyers are not bidding as much over as we have seen in previous years.
-There are more homes in the MLS getting price changes and coming back on the market then we have seen in previous years. –
Homes are not seeing as many offers. Now there are still multiple offers (if a homes is priced right) but we are now ranging from 2-5 offers per home vs 10+ last year at this time.
-With the recent increase in interest rates buyers are being more picky on the homes that they are purchasing.
