In the Coeur d’ Alene Idaho area real estate market it is currently an extreme sellers market. There are currently only 120 active residential homes that a buyer could make an offer on in Kootenai County and that is any price range. (That is not a lot! And the least amount I have seen in my career.) It is a sellers market in every price range except over $2million which it then turns into a balanced market. There has to be less than 4 months inventory in a price range for it to be a seller’s market. If you are looking to sell now is a great time and you can expect a great price and multiple offers. If you are looking to purchase a home it is a very difficult time and you will most likely be in a bidding war to get a home.
