For the most part in the North Idaho area, as long as the home is already listed with a Real Estate Agent and in the MLS, there is an agreed upon fee the seller is willing to pay a buyer’s agent. That means for a buyer you should not have to pay a fee to use the service of your own agent. Now this can vary with homes not listed ie For Sale Buyer Owners. You can always ask a FSBO to pay your Realtors commission. This means a buyer’s agent works on your behalf without you having to pay them. It is really worth it to use your own agent. They are there to work on your behalf. Buyer’s think that if they go with the listing agent there is more wiggle room on the price but that isn’t always the case. There is already a written agreement between the listing agent and the seller that the seller will pay a certain fee whether or not the listing agent represents both seller and buyer.
